When completing an inspection task, showing agents are expected to remain at the property for the entire duration of the inspection, unless they have written permission from the listing agent to open the door and leave.
Because inspections can take longer than a standard showing, it’s important that the agent is properly compensated for their time.
Before the appointment, the showing agent should be aware of who will be attending the inspection. This may include:
- Buyers
- Inspectors
- Contractors
- Family members or additional vendors
During the inspection, the showing agent’s role is to provide access and be present. They should not:
- Comment on the condition of the property
- Provide opinions or answer questions from inspectors, vendors, or buyers
It is the responsibility of the listing agent and buyer’s agent to ensure that any necessary utilities are turned on for the inspection.
